69 Brighton Road renovation and extension, Rathgar.

69 Brighton Road was constructed in the second half of the nineteenth century during a sustained Victorian housing boom that occurred in Dublin. Prior to Mesh Architects engagement, alterations have largely been relegated to the conversion of the original single-family dwelling into flats. These previous alterations obscured much of the original plan and its significant features. After careful and sensitive works the original decorative plasterwork and internal joinery now remain.
A sensitive new contemporary single storey extension was constructed with a flat roof containing 2 no. conservation roof lights. The extension is faced in brick and provide new kitchen and dining facilities. The new extension has large bi folding doors onto the new landscaped rear garden and patio area. The extensions careful design includes a mid sized external courtyard which the formation is created by the smaller bi folding doors to the new extension and existing rear return. New features contained in the contemporary extension is a under floor heated polished concrete floor finish in conjunction with matching finishes to the polished concrete counter tops in the kitchen.
